Most property teams have a binder. Some have a PDF. Very few have actually walked through what happens when something from that table of contents becomes real life.
Who calls 911?
Who shuts off the water?
Who communicates with ownership?
Who makes the call if no one can reach the manager?
Managers should plan 60 minutes each quarter to walk through a couple scenarios with their team. That’s a tabletop drill. And it does more for operational readiness than any policy document sitting on a shelf.
The goal isn’t to be the hero.
The goal is to build a team that doesn’t need one.
