Reserve Funding Options
The funding recommendations of reserve studies at times can be a daunting amount. While everyone seems to dread the need to increase reserve contributions, we’ll look at what options exist to Associations to cover these needs. Specifically, we’ll discuss simply increasing the annual reserve contribution amount, passing a special assessment, or utilizing a bank loan. We’ll explore the pros and cons of each option, also discuss how an Association typically arrives at the need for these significant capital expenditures, and finally, review a case study of an actual property that went through this challenge.
Learning Objectives:
Understand the typical scenarios that lead to the need for significant reserve contribution increases
Understand the pros and cons of the different approaches to collecting funds for these large capital projects
See how a real life community worked through this process
