Under general supervision, performs skilled mechanical maintenance duties in the inspection, repair, installation and alteration of District heating, boilers, ventilation, air conditioning and refrigeration (HVACR) systems and related equipment and facilities. Understands how equipment operates and operational control systems and strategies for troubleshooting issues. Completes preventive maintenance and routine servicing of equipment.Â

ESSENTIAL FUNCTIONS

- Conducts regular preventive maintenance inspections of refrigeration units, isolated heating and ventilating units, including boilers, gas and electrically operated air conditioning equipment and evaporative coolers and makes necessary adjustments or repairs.

- Conducts preventative maintenance, inspects, troubleshoots, repairs, modifies and installs systems and equipment including but not limited to refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, forced air converter units, pumps, automatic and hand valves, expansion valves and capillary tubes.

- Conducts preventative maintenance, inspects, troubleshoots, repairs, modifies and installs systems and equipment including but not limited to boilers, condensate traps, heat exchangers, condensate return systems, pressure reducing valves and pressure relief valves.

- Conducts preventative maintenance, inspects, troubleshoots, repairs, modifies and installs air handling systems and equipment including but not limited to controls, thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, belts, high limit controls, pressure controls, safety valves and automatic gas valves.

- Performs electrical maintenance work up to 600 volts in the repair, installation and alteration of HVAC-R equipment, components, timers, motors and wiring systems as needed. Connects motors to control panels as necessary.

- Tests and examines HVAC system boiler operations, observes meter and pressure gauges and performs boiler water quality test and treatment.

- Lubricates heating, ventilation, refrigeration and air-conditioning motors, pumps, fans and other equipment.

- May assist contractors in calibration of fume hoods and equipment in laboratory.

- Meets schedules and timelines. Maintains detailed records and completes routine administration associated with maintenance projects. Assists in the generation of reports as necessary.

- Assists Building Maintenance Persons (BMPs) with performing a variety of semi-skilled and skilled tasks in District buildings and grounds, as assigned.

- Performs other duties as required.




Qualifications:
MINIMUM JOB REQUIREMENTS

EDUCATION

Candidate must possess a high school diploma, GED or state recognized equivalent. Continued education in fields related to the job (electrical, pneumatic systems, hydronic systems, heating, ventilation, air conditioning and refrigeration) are preferred.

EXPERIENCE

Candidate must possess five (5) years of experience performing skilled work in the installation, troubleshooting and maintenance of industrial equipment in the operation and maintenance of HVAC-R systems with related training. Experience in Building Automation Systems (BAS) is preferred.

OTHER REQUIREMENTS

LICENSURE AND CERTIFICATIONS

- Candidate must possess a valid driver’s license with a driving record in accordance with the District’s acceptable guidelines.

- EPA Section 608, universal certification for refrigerants is required within 90 days of appointment.

- Ohio Low, High Pressure Boiler Operation or Stationary Engineer license is preferred.

KNOWLEDGE, SKILLS AND ABILITIES

- Candidate must possess knowledge of the standard practices of the HVAC-R trade, theory of HVAC-R systems, the materials, methods and tools used in the operation and repair of HVAC-R systems, applicable building codes, ordinances and regulations of State and local authorities pertaining to HVAC-R.

- Candidate must possess the ability to calibrate systems, perform preventive maintenance and routine servicing of equipment, diagnose defects and install, repair and maintain heating, ventilating, refrigeration and air-conditioning units and to operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems.

- Candidate must possess considerable knowledge of the occupational hazards and proper safety precautions. The successful candidate must have the ability to communicate, understand and follow verbal, written and diagrammatic instructions, work cooperatively with others, must also possess knowledge in the operation of HVAC-R equipment; and the ability to use equipment and tools of the trade.

- Candidate must be able and capable to fill-in for vacant shifts, emergency or unusual situations.

PHYSICAL REQUIREMENTS

During the course of performing the essential functions of this position the employee must be able to compare, analyze, coordinate, synthesize, negotiate and instruct. Ability to communicate while exhibiting strong interpersonal skills is required. Physical work will need to be performed, such as standing, walking, sitting, climbing, balancing, stooping, kneeling, crouching, crawling, reaching handling, fingering, feeling, talking and hearing. Ability to lift up to 50 lbs. on an occasional basis. Lifting over 50 lbs. should be completed with assistance. Position will require visual demands of near and far acuity, depth perception, accommodation and color vision. Ability to enter a plant environment is required. Exposure to extreme weather, atmospheric conditions, wet and/or humid conditions, extreme cold and heat that is non-weather related, hazards, vibrations and confined/restricted working environments is encountered in this position. While performing the duties of the position the employee must be able to spend time at elevated locations while accessing roofs from stairwells, fixed and portable ladders wearing required personal protective equipment.
